Policies
Cancellation Policy
1. CANCELLATION POLICY: Please read the entire cancellation policy. There is a cancellation policy for the low season and high season. There is no refund during HIGH SEASON or HOLIDAY SEASON. Once your money arrives and is deposited, it is non-refundable.
Travelers who cancel at least 90 days before check-in will get back 100% of the amount they’ve paid. If they cancel between 65 days before check-in, they’ll get back 50%. Otherwise, they won’t get a refund.
The cancellation request must be submitted in writing no later than 65 days before arrival by the Tenant to the Landlord.
LOW SEASON: If cancellation notice is given more than 65 days before arrival, then The Tenant understands that if the Tenant cancels this Lease the Landlord has the right to demand the full payment of rent in accordance with the terms of this lease. In the event that the Landlord does not release the Tenant from the continued obligation to pay rent or the Property is not re-rented at full price, the Landlord may demand that the Tenant continue to remain obligated to pay the rental amount.
HOLIDAY AND SPECIAL WEEKS CANCELLATION POLICY: We have a no cancellation policy for any holiday weeks OR SPECIAL SEASON WEEKS including and not limited to: Christmas, New Years, Thanksgiving, 4TH of July, Mini Lobster Season, St. Patrick’s Day, Easter, Labor Day, Memorial Day, and Spring Break Weeks.
Travel Insurance: If you have further concerns, I encourage you to buy travelers insurance, which could refund your money paid in case of emergencies or during hurricane or force majeure. Natural disasters like hurricanes, floods, earthquakes, and weather disturbances sometimes referred to as “acts of God”, “and any other events, including emergencies or non emergencies,” to cover other unforeseeable events. Other covered events may include war, terrorism or threats of terrorism, civil disorder, labor strikes or disruptions, fire, disease or medical epidemics or outbreaks, and curtailment of transportation facilities preventing or delaying attendance of vacation renters.
CANCELLATION: In the event the Tenant wishes to cancel this Lease, the Tenant may do so only upon the consent of the Landlord. The cancellation request must be submitted in writing by the Tenant to the Landlord. The Tenant understands that if the Tenant cancels this Lease the Landlord has the right to demand the full payment of rent in accordance with the terms of this lease. In the event that the Landlord does not release the Tenant from the continued obligation to pay rent or the Property is not re-rented at full price, the Landlord may demand that the Tenant continue to remain obligated to pay the rental amount. All cancellations must be made at least 90 days in advance. All cancellation’s refunds will be changed a $150.00 administration fee.
Damage and Incidentals
You will be responsible for any damage to the rental property caused by you or your party during your stay.

A Fantastic Experience! Everything about our stay was outstanding. The property was beautiful. It was very large, at an ideal location on a canal, with scenic balconies, three kitchens, a gorgeous separate two-bedroom apartment with a beautiul large clean salt-water pool and every imaginable pool toy. It included a pool table and mutiple games to play. It was extremely well-stocked with dishes, glasses, TVs in every room, and plentiful towels and sheets. There wasn't a single thing anyone could want that wasn't there. It was also immaculately clean. As perfect as the house was, the service and attentiveness of the owners was even better. Captain Bob arrived shortly after we did and showed us how to use the many appliances, grills and ovens. When we had minor problems, Liz was immediately responsive and able to resolve them cheerfully and effectively. When I had a major problem that was my fault (left my briefcase containing a computer, keys, passport, etc.) that I discovered long after we checked out, Liz was able to ensure I received it very promptly despite the fact that she was on vacation far away at the time. I am deeply indebted to her and her staff for their kindness and attentiveness. I can't recommend this property any more highly. I have rented many properties in my lifeime and this was by far the best experience I and my family have ever had.

Wonderful stay! Our family (9 adults and 2 pre-teens) had a great time at this beautiful property. The location was great, and it was a perfect place to enjoy each other and relax - cooking, playing pool, swimming, playing games, etc. Some of us are chefs and we found the kitchens very well stocked. We cooked both inside and out. The property owners were super responsive and nice to communicate with. They sent many recommendations for activities, restaurants, and even a photographer with whom we booked a family photo session. We received a package that needed to be refrigerated while on a day in Key West, and they graciously picked it up and secured it for us. We highly recommend this home and hope to enjoy it again someday.

Family rental for fishing and anniversary This property is amazing for families wanting to vacation together ❤️ Our family consisted of a grandmother (83 years young) to a grandson of 7 years old. Our family celebrated 2 anniversaries and a guys fishing trip. Very, very special. Liz and Bob were exceedingly helpful in making our family vacation one to remember forever ❤️. This property was an excellent choice for our family. Definitely family friendly as we needed cribs and highchairs for the littles. Great dock for fishing off of. Loved being able to walk to the park and beach area. House was spacious enough for everyone to be together yet have privacy also. Would definitely rent again.

Wonderful Vacation Captain Bob and Liz or amazing host! From the checkin process to request we had, they were always very responsive and kind. The property is in a perfect location with the beach just a few blocks away. Our family had a wonderful time and will be back to book another vacation at one of Captain Bob’s properties soon.

This property could not have been more perfect. We had a group of 14 ranging from newborns to grandparents and the house had absolutely everything you could ever need for a family vacation to the Florida Keys. Indoor and outdoor cooking, indoor and outdoor entertaining spaces, great dock and pool with a very private yard, ample parking and trailer space, close proximity to the beach.... We come to the keys a few times a year and this is the first time we felt like we could do everything from one place. The house itself is MASSIVE which was very beneficial for our group. You can have several different environments without disturbing anyone else. Most nights, we found ourselves putting the kids to be upstairs while the grandparents watched TV and the siblings could be downstairs listing to music and playing pool. Not once did we feel crowded. We particularly took advantage of the outdoor kitchen. There is a huge cooktop and stovetop which made it very easy to prepare hot foods for large meals while we prepared cold foods upstairs in the huge kitchen. Huge dock - we had zero troubles with our 35ft center console. Note for the fisherman - there is also an ice machine! We will definitely be back the next time we have a big group!

Stayed here last week with a large group made up for 4 different families. Will 100% return. The house - The house is massive. It has two kitchens and 1 outdoor kitchen. Fully stocked with just about everything you would need from crock pots, to waffle maker, to every utensil possible. The outdoor kitchen has a huge cook top perfect for making breakfast for 12 people. There is also a fridge outside giving you three full size fridges. The rooms are a very good size and setup so each would have their own bathroom. You can be upstairs and not even know people are on the level below. The beds and pillows are comfortable. Shower water pressure was good and no issues with hot water. Pool table near the big screen was awesome. The pool is incredible and bigger than photos show. Bonus that there are floats, kids toys and towels there. Lots of room to park, beach equipment in lower covered storage area. Ice maker as well which was a huge plus. Will definitely look to rent again.

This house is awesome. We stayed there for a week, and it had everything: heated pool, boat, outside refrigerator, outside ice machine, grill, pizza oven, two separate kitchens, and lots of comfortable places to chill. The five bedrooms provided plenty of space for our group. The location is close to lots of activities and restaurants, so we tried something different every day. I would definitely recommend it as a great house for a vacation.
