Florida Keys Rental Check-In Time
Check-in begins after 4:30 PM EST for all Florida Keys Villas properties.
This schedule allows our cleaning and inspection teams enough time to fully prepare the home. As a result, you arrive to a vacation rental that is clean, comfortable, and ready for your stay.

Check-out is 10:00 AM EST.
Since other guests often arrive the same day, late check-outs are not permitted. However, this strict timing helps maintain consistent quality for every stay.
Saturday-to-Saturday Vacation Rentals (Weekly Booking Rule)
Many guests ask why our bookings are weekly. In Marathon and Key Colony Beach, vacation rentals are strictly regulated.
Therefore, many stays follow Saturday-to-Saturday vacation rentals. This policy reduces turnover, improves cleanliness, and supports quiet, family-friendly neighborhoods.

Quiet Hours (City Ordinance)
To respect neighbors and preserve the island lifestyle, no loud or unnecessary noise is permitted between 10:00 PM and 7:00 AM.
This rule applies to all Florida Keys Villas properties.
Required Guest Registry (City Compliance)
City regulations require a written guest list for every stay.

No Smoking or Vaping Policy 🚭
All Florida Keys Villas properties are strictly non-smoking and non-vaping, both inside and outside.
Evidence of smoking (including cigarette butts) will result in a $500 deep-cleaning fee, plus possible yard cleanup charges.

• Two keys hanging on hooks near the front door
• Return all keys before departure
🏡 411 Sombrero Beach Road — Marathon, FL 33050
• Front door unlocked for arrival
• Two keys on a hook in the downstairs unit near the outdoor pool table
• Child safety alarm located at the top of the downstairs door
Garbage & Recycling Rules (Important)
All garbage must be bagged and lids must be tightly closed. Raccoons are common.
• $100 deduction if staff must clean scattered trash
• Recycling must be loose and rinsed — no plastic bags
• Accepted items: newspapers, glass bottles, aluminum/steel cans, plastic containers
• Contaminated recycling may result in a $100 fee
• City fines $200 per incident for bins left out after pickup
Garbage Disposal Rules
Do NOT put the following in the disposal:
• Shellfish shells
• Corn husks
• Grease or oils
Always use cold water when running the disposal.
Pool & Safety Rules 🏊♂️
• No diving
• Children must always be supervised
• Do not leave hoses running unattended
• Pool and landscaping services occur weekly
Absolutely No Glass in the Pool Area
Glass of any kind is prohibited in or around the pool. Violations may result in fines and cleanup charges.
Set thermostats between 72°F and 75°F.
Lower settings can cause the unit to freeze in humid island conditions. If freezing occurs, weekend repairs may not be available.
Please keep doors and windows closed while the AC is running.

• Empty all refrigerators and freezers
• Start a load of towels if possible
• Return all keys and remotes
• Place trash in proper outdoor bins

• Strip used beds
• Gather towels near washer
• Check closets and drawers
• Lock doors and windows
If You Rented Our Boat
• Refill both diesel tanks
• Clean boat and remove trash
